Common mistakes made by home sellers:
- Overprice the house: there
are many homes in the MLS that are overpriced. Homes
that are overpriced sit on the market without showings
or interested buyers. When in doubt get a Comparative
Market Analysis.
- Not using a lockbox: Agents
prefer to show homes using a lock box when the seller's
are not present. And the reason is Realtors do not
like the distraction of sellers present at the showing.
Also it is easy for the Realtor showing the house
to access the house and it is one of the safest
ways.
- Use a FOR SALE BY OWNER SIGN:
A lot of companies offer a for sale sign with the owners
name and phone number. This is a big mistake because
when the Realtor calls in to set an appointment, they
are surprised to hear the owners voice and are not
sure if they will get their commission paid.
- Not using proper disclosure forms:
Sellers Disclosure forms are required in almost
all states. Buyers always look for Sellers Disclosure
forms to know if the property is in need of any
repairs.
- Not allowing Realtors to show the house:
When one puts a house for sale, they have
to make sure the house is available to show when
the Realtor calls. Also, not returning a phone
call in a timely fashion also delays the showing
and sometimes maybe even losing a potential buyer.
